Located at the foothills of the White Mountains in Franklin, NH. Situated on 5 acres that border Webster lake. Aiken Manor is the perfect retreat for vacation enthusiasts with its own private beach, outdoor grill, kayaks, paddle boat and a screened-in gazebo. You have everything to enjoy the summer. Direct access from the property to the Northern Rail, which offers 57 miles for biking, hiking and snowmobiling or cross country skiing. We are also close to the Tanger Outlet shopping center. Do you like winter sports? Go ice fishing on Webster lake, snowshoeing on the Northern Rail trail, or skiing at Ragged Mountain.  Only a 30 minute drive away.

"We had a wonderful stay. Front porch was perfect and Yvonne is a lovely hostess. We used the grill every night. Paddle boat was fun and kayak as well. Nice quiet spot. Very relaxing."

Yvonne was the most hospitable host I have ever had. My boyfriend, myself and our puppy came up to stay in her cozy, beautiful house from Boston and from the second we got here until the second we left, we felt so welcomed and right at home. We decided to take a day trip to VT and unfortunately we were in a car accident, which prevented us from getting back to the house when we expected to. I let Yvonne know of our troubles and she graciously offered to help in every single possible way. She went WAY above and beyond for us in a time of great stress when she didn’t have to. She even baked us delicious cookies for when we finally got back ! I truly cannot say enough about her kindness as a host and foremost, as a person. I am thankful that we were lucky enough to meet her and have the opportunity to stay on her property. Aside from all of that— the property is STUNNING. It’s the perfect getaway from the hustle and bustle of city living and it has everything you could want for a vacation. There are trails right on the property, huge spaces for our dog to run and play safely, a gorgeous view of the lake where they own a portion of beach front. The inside is so cozy and extremely clean. Seriously could not have asked for more. We will 100% be back— especially when it’s warmer out so we can utilize the lake activities/trails!! Must stay if visiting NH. You will not regret it.

With everything going on it’s important to take sometime for yourself and what better way to do this then at the Aiken Manor B&B in Franklin, NH. This charming B&B is located on Webster Lake. We went up for a girls weekend with our fur babies and it was a blast. We stayed at the cottage and explored local vineyards, distilleries, and walking trails. The cottage was a super cute 2 bedroom house with a full kitchen, living room, and anything you’d need. The Manor next door had so much character and the details in every room were incredible. The owner Yvonne is one of the sweetest persons I’ve ever met. It was truly pleasant to stay at her B&B. I’ve stayed at a few B&B’s and I’ve never been given so many options to choose from for breakfast. She came out with a whole list each morning for us to choose from and then she made everything fresh; btw she owned her own restaurant before this so safe to say the food was - AMAZING. The cottage had a huge screened in front porch and you could see the water. She also had kayaks and different activities to do by the lake. Our dogs had a blast swimming and jumping off the dock; the water was perfect and the views were breathtaking. Right in the back of the property is the Northern Rail Trail which is a beautiful walking trail that is 57 miles long! We will definitely be going back! What impressed me the most is how attentive Yvonne was and that we felt at home. She also makes the WORLD’S BEST banana bread!

My husband and I had a wonderful experience at Aiken Manor over 4th of July weekend. The host is very pleasant, polite and very considerate. Our room was very clean and comfortable. The bathroom attached was very spacious and clean. The Manor is across the street from Webster Lake, a beautiful location. The breakfast was outstanding! We enjoyed fresh fruit, blueberry muffins and omelets. We will definitely visit Aiken Manor again.

Aiken Manor is a beautiful charming B&B on Webster Lake. Hostess Yvonne was gracious, welcoming and friendly. Our room had a lovely view of the lake. Clean and comfortable. Large bathroom, tub and shower. Yvonne made a gluten and dairy free breakfast for us that we enjoyed on the screened in porch. Delicious!!! We swam, kayaked, biked and toured around the area. It was a relaxing stay. Highly recommend Aiken Manor.

This bed and breakfast was absolutely amazing! It’s the view from the front porch was breathtaking! The porch is screened in with comfy seating and swings. My husband now wants a swing at home because it was so relaxing! The inside was spotless top to bottom! All of the wallpaper was stunning. We stayed in the lake view room. The room itself was beautifully decorated and so spacious, even had an en-suite bathroom with double sinks. The bed was super comfy. Yvonne and Warren are so friendly and go out of their way to make sure your stay is top-notch. We were on a restricted diet and Yvonne made sure that we had plenty to eat for breakfast!! They know the area so well and can point you in any direction you want to go. Whether it’s a hiking, swimming, wine tasting, or dining, they know all the hot spots!! This place is the BEST we are excited to book our next trip with them!!!

What a wonderful experience! It was a home away from home but with the benefits of a vacation location! Yvonne was welcoming! The property and home were beautiful and comfortable—breakfast was great and the on-site amenities from hiking, lake access, kayaking, and beach were a real plus! We were also happy to find it was easy to access to the highway and Concord/Manchester and all associated restaurants and activities. I highly recommend to anyone looking for a vacation spot or a nice place to stop over! Thanks, Yvonne

“Yvonne's Bed and Breakfast was perfect. Our room was very clean and homy with a private bathroom. The window view of Webster Lake was breathtaking. Yvonne was an excellent host. She was sincerely kind, sweet and very accommodating. When she heard that we were early risers, she brought a freshly brewed coffee to our door at 7.00 am. The breakfast was outstanding - a delicious choice of breakfast items, fresh fruit, and homemade cranberry bread. We loved her place so much that we already booked a room for the next season.”
